How would it be to work near the largest shopping mall outside of Bucharest, to enjoy discounts in its food court, restaurants and stores, have a kindergarten nearby and at the same time be able to get your travel passport or driving license without wasting time waiting in endless lines? These are the advantages enjoyed by the people working in the office buildings within the first mixed-use project in the west of Romania.
The Openville project, currently under development near Iulius Mall Timişoara, will be a sustainable urban center, providing the community with what the latter is missing: a business hub comprising seven office buildings; facilities and benefits in the vicinity of workplaces; a place where you can spend the day shopping or dine with friends in themed restaurants; a generous park, with numerous attractions catering to the entire family.
The largest share will go to the office component, with a total area upwards of 130,000 sqm, developed under the United Business Center (UBC) brand. In 2017, 31,000 sqm comprised in two class A buildings were delivered in Openville Timişoara.
A genuine engineering and IT specialists’ community has already crystallized in the UBC offices, with the tenant list including multinational companies such as Intel, Ness Digital Engineering, Veoneer, ACI Worldwide, Bitdefender, Azets, Atos, or Visma Software. And the list does not stop here, as a new building spanning on 19,000 sqm will be delivered by the end of the year, while the works for the fourth building started this April. This is set to be the tallest office building in Romania (52,000 sqm, 155 meters, 27 floors).
English kindergarten, fitness center, food court and park, all in the same place
How fast can I get to the office? Where can I take my lunch break? What services can I access in the vicinity of my job? These are only a few of the questions that employees are concerned with and that employers try to answer in a manner that is as appealing as possible. Therein lies the major advantage of having your head office in a mixed-use project that combines modern office premises with services and shopping and leisure opportunities, thus allowing for effective time management.
The UBC office buildings opened in the Openville project offer numerous experiences and benefits owing to their closeness to Iulius Mall Timişoara. Here, the employees have access to more than 350 stores, hypermarket, food court area, restaurants and cafés for lunch breaks, fitness center and multiplex cinema. The project includes numerous services ranging from public institutions where citizens can apply for passports or pay their taxes, banking facilities, medical practices, all the way to beauty salons, dry cleaners, travel agencies, etc.
Moreover, the first kindergarten and primary school in Timişoara teaching classes exclusively in English, where pupils will study per the British curriculum, opens in the Openville mixed-use project as of March 2019.
Promotional offers in the Iulius Mall stores for employees
In addition to the time saving facilities provided by establishing a head office in a mixed-use project, such a decision also entails financial benefits. The employees in UBC benefit from a dedicated loyalty program, namely the “Partner Card”, which provides them with discounts as high as 25 percent in hundreds operators in Iulius Mall.
For lunch breaks, UBC employees benefit from discounts as high as 15 percent or business menus in restaurants. Promotional offers are also available in apparel, footwear and accessories’ stores, and they go as high as 25 percent.
Upon completion of the first phase of the Openville project, the employees will have access to many other facilities, such as a park, themed cafés and restaurants, event halls, and many others.
